Abstract (EN)

Not being able to make a certain model belonging to real value is the greatest problem in valuation of real estate. So it can not be connected to any mathematical model or method. Because of this, different methods, intended for valuation of real estate, have been developed. These methods have advantages and disadvantages compared to each other. The aim of this study is, to introduce the valuation of real estate methods used in our country, to emphasize dominances of the methods used, compared to each other and to make a model for the city center of Afyonkarahisar by benefiting from information about real estate and to investigate this model?s suitability in the methods for valuation of real estate. Today, data processing technologies, especially Geographic Information Systems (GIS) technologies and practice areas, have shown great development. With this development GIS technology?s usage in valuation of real estate has appeared. In valuation of real estate methods, making a data base belonging to real estate and in this data base positional information?s being much has increased the role of GIS in valuation of real estate. In this study, the information about GIS usage is given while determining of real estate values, in addition to this, in the city center of Afyonkarahisar, in valuation of real estate applied to 80 neighborhoods, results gained, by using nominal valuation method, are explained.
