A method suggestion for the value changes which are in the urban areas to be able to being reflected to the lands

In the urban areas the rights coming from reconstruction plans duringland regulation, the reasons for the ability of being not equally reflectedto the all lands, the reconstruction law of counted 3194, in accordancewith the 18 the matter the land organisation work being done instead ofarea equality, the method of value equality which can be used andwhether it is a suitable method for the urban areas, is the basic goal ofthis study.By this study, at the work of land regulation which will be done in anurban area, what are the factors which will be able to affect value of aparcel and how these factors must be added to the participitation hasbeen explained, at the sample land it has been allocationed to the methodsof area equality, and value equality, both methods have been compared.At the end of the study, it is concluded that, at the method of areaequality, as the land values aren?t cared, the value increases which comeswith reconstruction plans isn?t be able to equally reflected to the lands,vtherefore the application of the value equality method prevents theunequality which is proceeded from distrubition.Science Code : 805Keywords : Urban area, Land regulation, Parcel, Value.Page number : 97Adviser : Asist.
