Scrutinize of sustainable land management at the urban scale: The example of İzmir Tire

In this study, while developing an urban perspective on sustainable land management for a sustainable environment and livable areas, which are of great importance for the future of our world, it also refers to sustainable development and urbanization. While sustainable land management aims at the sustainable management of urban areas without compromising the needs of future generations, it also supports sustainable urbanization and therefore sustainable development. In order to reveal how important the urban lands, which form the basis of urbanization, are actually for sustainability; determinations were made about the population development of megacities and cities, urban area analysis for the expansion of urban lands from the past to the present, urban land types and among these, the property structures of the lands that have the quality of social infrastructure, as well as the shrinkage and expansion situations that they showed over time. According to the researches, between 2001 and 2021; Istanbul grew by 40.28% in terms of population, 39.31% in terms of urban area, 27.29% in terms of population in İzmir, 36.39% in terms of urban area, and Ankara grew by 44.72% in terms of population and 51.18% in terms of urban area has shown grew. Tire district, which is the sample area, grew by 13,67% in terms of population in the same period, and expanded by 48,17% in terms of urban area. However, despite the increase in population and the expansion of urban areas in Tire district, the fact that 14 of the social infrastructure facilities are idle due to the shared land structure shows us once again the importance of expropriation, which is one of the sustainable land management practices. In addition, parks and green areas, which are social infrastructure facilities, contracted by 29.45%, children's gardens and playgrounds by 19.82%, while recreation areas expanded by 6.66%, according to the zoning plan. In order to ensure the sustainability of urban lands such as parks, green areas, children's gardens, playgrounds and recreation areas, which are created with the deduction of the development readjustment share and have no property registration, proposals have been made to prevent the narrowing of these areas by determining the coordinated property boundaries with parcellation plans.
