Method applications to be used in sustainable automated housing value forecasti̇ng: The case of Konya

Abstract (EN)

The correct determination of real estate values can be used in many areas such as expropriation, investment, taxation, market value determination, urban transformation applications, mortgage, expert reports. When the literature studies are examined, there are many studies in the field of real estate valuation. As stated in these studies, there is a need for collective valuation methods in addition to the singular valuation methods used due to the lack of infrastructure in our country. In order to maintain sustainability in an unbiased manner, methods and criteria suitable for immovable properties should be determined. Value estimates vary according to the differences in these methods and criteria. In this study, 4602 advertisements of houses for sale in the central neighborhoods of Selçuklu, Meram and Karatay districts of Konya province were collected. Then, a total of 51 criteria, including physical, spatial, local and aboveground - underground features sub-criteria, were determined for this data set. The study area was divided into 5 regions where houses with similar characteristics were clustered by spatially constrained clustering analysis. The data set including 5 regions and the entire study area was divided into 70% training data and 30% test data. Linear Regression, Artificial Neural Networks, Support Vector Machines, K-Nearest Neighbor, Cobb Douglas, New Hybrid Mathematical Model analyses were applied to these data sets. The performance values (MSE, RMSE, MAE, MAPE and R2) of these analyses were compared. Finally, GIS-based value maps and success maps were produced for each study region. When the analysis results were examined, it was determined that the SVM analysis was more successful than other analyses. However, when examined in terms of sustainability, it has been determined that the new hybrid mathematical analysis is a suitable method for collective valuation. It shows that sustainable value estimation can be made by not including the market price in the analysis. As a result of the study, it is aimed to provide convenience to many business lines by creating updated forecast values in a short time.
