The owner's debts under the Turkish Code of obligations

The lease agreement is a contract that puts liability on both parties. The main debt of the lessee is to pay the rent and the lessor is to deliver the property to the in accordance with the use of the lessee and keep it as such for the duration of the contract. However, the shortcomings in the lease may hinder the use of the property for the tenant and decrease the balance of performance between the tenant and the lessor. The legislator, who aims to preserve the balance between the performances, has regulated the debtor's debts in detail in order to protect the lessee and the tenant of the lease against the lessor. In this context, the lessor's debts have importance in terms of the lease agreement. This thesis aims to explain the liability of the lessor to delivery of the lease in accordance with the intended use in the contract and suitable for use in the possession of debt during the contract period, owner's warranty against defamation of the rent, owner's warranty any additional costs, liabilities arising from the seizure of the leased.
