Abstract (EN)

The housing problem has also begun to emerge as a result of them igration from urban torural after the industrialrevolutionand the rapidin crease in population, thegradualdecline in theshare of agriculturalproduction in income, andthestart of socialand cultural changes. This process gained momentum after the second World War in Turkey and remained inadequate to meet the need for housing in big cities. On the other hand, the state has been involved in this process in order to meet the needs of low- and middle-income families and in order to correct the areas with low standard of living and low quality of life as a result of the migration movements that have taken place. With the entry of the public sector into this field, various policies and programs for the solution of the problem have begun to be established. The main objective of this work was to investigate whether some selected variables effect on Housing Demand in Turkey or not. Econometric analysis was performed using the monthly time series data for 2005-2017 period. These selected variables are; income per person instead of the income variable, Consumer price index instead of prices as there is no detailed statistics about Housing prices, Housing loan interest rates from consumer loans instead of the interest variable, employment rates, consumer confidence index and urbanization. In order to explain the demand for housing, the data produced by subtracting the total number of buildings, offices (Office buildings), wholesale and retail trade buildings, traffic and communication buildings, industrial buildings and warehouses, public entertainment, education, hospitals or maintenance establishments and other non-residential buildings from the total number of occupancy permit. Factors that determine Housing after a comprehensive literature survey are discussed in detail. Other important topics elaborated in the study, the characteristics of Housing and the housing market, the affect of Housing sector to the economy, the development of the Housing sector and Housing policy in Turkey and the problems encountered in this sector. By looking whether the findings meet the expectations, which variables that affect the demand for housing in what direction are described in Turkey as a result of Economic analysis. According to these findings, it is emphasized how Housing policies should be and the solutions of housing problem have been promoted .
