Abstract (EN)

When we look at the relationship between soil and human beings, the instinct of people to own property has always existed from the ancient history of humanity to the present. Real estate is always at the forefront as the most important economic asset that appeals to this feeling. For this reason, the feeling of owning real estate reinforces the sense of trust in people. In parallel with the ownership of immovable assets, the level of development of the countries has also been measured by the size of the real estate market. From this point of view, real estate is a commodity that people tend to the most for both investment and need. These and similar factors, real estate; It has turned into a safe harbor for people who act with the idea of securing their lives. The Constitution of the Republic of Turkey has also protected the right to property, which is the most fundamental right of people. The subject of this study is to analyze the data between the size and price of the real estates for which the real sales price is determined in all the neighborhoods of Aydın province Efeler district, and to reach the conclusion that the price will decrease as the size increases. The aforementioned study is an original research since it is the first in Turkey to perform regression analyzes by determining the real sales prices of zoning lands, shops and lands, especially residences in the relevant period. The results obtained as a result of the study are thought to be a guide for academicians who will conduct research on this subject, especially real estate appraisers and companies, and official or private institutions, especially the General Directorate of Land Registry and Cadastre (TKGM), and aims to create a basic reference resource. In the mentioned period, the actual sales prices of 2260 residences, plots, shops and agricultural land in 83 neighborhoods of Aydın province Efeler district were determined. From these data, the regression analysis of 2136 real estates was evaluated in terms of multiple determination coefficient (R2) and standard error values, as well as Akaike and Bayessian information criteria, and it was seen that the most suitable model for the data set was the Logarithmic-Linear (log-lin) model. In addition, it has been determined that the semi-logarithmic pattern with the Box-Cox transform gives better results than the linear pattern.
