Abstract (EN)

Housing is one of the phenomena that effect and effected by the urbanization. Also, it is the smallest area that meets one person's sheltering need. Meanwhile, it contributes so many different facilities (such as security, comfort, self-expression, etc.) to someone's life. Today, the choice of housing has become an important issue because of having effect on the life. Various factors have an effect on making this choice. The purpose of this study is to determine the factors and variables that are effective in housing selection. At the same time, the effect of open and green areas on the choice of housing is to be revealed. The study was carried out in the example of Dikmen Valley (Ankara). Within the scope of this aim, the theoretical basis has been put forward, similar studies have been examined and the criteria that can be effective in selecting housing have been evaluated. As a result of the literature study, a questionnaire form was created in order to collect data. The questionnaire was applied to 415 people determined within %95 reliability level and 0,005 sampling error. People were selected by random sampling and forms were filled within face-to-face interview techniques. The data set were analyzed with descriptive statistics, factor analyses and chi square test. Within the framework of the context, 8 main factors and 40 variables effective in housing selection were selected. The facilities of the Dikmen valley, which is an open and green space system, are defined as the most influential factor in the housing choice. Positive relationships were also determined between the participant demographic characteristics and the criteria that are effective in housing selection. As a result, evaluations have been carried out on the findings of the housing area selection, housing design and market, and some suggestions were developed.
