Abstract (EN)
In the context of the city, people have sought living spaces that can create resilience to disasters such as earthquakes, fires, and floods caused by global warming. In current debates and scientific studies about urban resilience, smart housing is emphasized as a solution to the security and sustainability demands of individuals. This thesis aims to understand the concept of smart housing from the perspective of disaster resilience and to examine the impact of smart housing on the real estate sector, especially in Istanbul, which is an earthquake zone. In the literature part, in which qualitative and quantitative research methods are carried out together, the concepts of smart housing and disaster resilience are explained, and the development of smart housing types and technological components are demonstrated by bibliometric analysis and network visualization of national and international research. A field study is then conducted to question the existence of the detected smart housing components in Turkey. For this purpose, 80 projects, which have been built in the megacity Istanbul after the 1999 Great Marmara Earthquake, targeting the high and middle-income groups and using the smart housing concept as a sales strategy, are analyzed. The projects' information and the smart home automation systems they contain are digitized through a GIS software depending on their location. In addition, semi-structured interviews are conducted with the technical team of the two projects selected with purposive sampling, and their views about the smartness of the projects are questioned. In light of the data, it has been determined that the regions where smart high-rise residences are concentrated in Istanbul are Beşiktaş and Kadıköy, and in these regions, camera control, security and air conditioning systems are mostly preferred as smart housing automation systems. In addition, it has been found that the effect of automation systems on housing pricing in real estate sites is limited and valuations based on the region still come to the fore. Therefore, in the conclusion, it is recommended to develop smart housing certification systems that will provide objective evaluation and valuation opportunities for professionals and consumers in the real estate and construction sector. By increasing the access of middle and low-income groups to smart housing, its technological components will be able to serve individuals as smart components of the resilient city, instead of being an indicator of a luxury lifestyle.
