Abstract (EN)

The desired income from tourism is not provided in Turkey also brought along studies for tourism. As for tourism, sea, sand, sun come to mind. Hence, the main activity of the tourism sector is accommodation enterprises. Hotel managers want to get the most profit while customers want to get the most benefit from their accommodation business. The most important thing that provides this specificity is Price. With this study, the effect of the characteristics of accommodation establishments in Antalya, which is one of the tourism cities of Turkey, on hotel room prices is examine in the hedonic pricing model. The hedging pricing model is widely used in determining the prices of heterogeneous goods. Since accommodation establishments are heterogeneous products with many properties, the hedonic model is preferred. Since there is a small number of scientific work on hotel room prices in Turkey, this issue has been emphasized. The study sample consists of 230 5-star hotels and holiday villages. Data collected from Antalya and surrounding areas. (Alanya, Belek, Manavgat, Side, Kemer). This data is obtained from the hotels ' websites via Internet. With this study, the variables affecting the room prices of the hotels in the Antalya Region were estimated with the hedonic price model. Significant variables were analyzed by stepwise regression. According to the results of stepwise regression, it was analyzed that the room size, free parking, the number of the seas, the number of certificates and the number of rooms positively affected the prices. It is determined that the hotels in Belek are more expensive than the ones in Alanya. Also, the effect of the pool bar on the hotel room prices was negative.
