1990 sonrası İstanbul'da yeni bir yerleşim ve yaşam biçimi olarak kapalı konut alanları = Gated communıtıes as a new housıng and lıfestyle form ın İstanbul after 1990

The metropolis of Istanbul has entered a process of rapid spatial transformation with neoliberal policies after 1980. Demand for housing which is diverse as part of this process and the fact that the urban space is subject to large capital investments have resulted İstanbul to become a metropolis where gated communities appear in the most widespread. This new housing is totally different from mass housing cooperatives developed during 1970?s and regarding the number, land uze, the mode of production of land and the method of financing, it appears to be an event changing the housing patterns in İstanbul. The gated communities which are generally built in metropolises expose both a spatial distance and a detached, more private lifestyle in enclosed space unlike traditional urban residential areas. These communities as a new urban form as had been seen in other metropolises emerge today also in İstanbul, differ from residential areas which were built before 1980, with their surrounding walls, security measures at their disposal, their introvertedness to public space, private administration and besides their production processes and marketing techniques.The purpose of this work is to analyze the process of emergence and widespread use of gated communities after 1990?s, to establish a typology for İstanbul from the literature, to state the criteria of preference for these homes, to evaluate the accuracy of these reasons and discussed hypothesizes through the investigative work carried out in 3 gated communities.
