Abstract (EN)
Rapid increase of population, immigration to big cities, industry and urbanizations has created lack of residence which is recently become on the top of government investments. For finding solutions for the lack of residence, government encourages the investors for to invest in housing states and creating new lands to build housing states in the cities and outside of the cities. The Housing states are one of the important establishments in this sector. The high profits margins, rehabilitation requirements of shanty towns, using the state lands efficiently and effectively, re-building the country with the knowledge of quality understandings which becomes more arguable after the August 17 earthquakes that increase the interest to housing states industry. The aim of those solutions is creating planned sub -structured cities with the rapid increase of population. Turkey is face to a rapid urbanization. A big part of the population lives in shanty towns. The aim of this study is to explain concept of housing states, which recently becomes important organizations in real-estate industry sector, also increases their numbers accordingly. Finding solutions for the lack of residences due to rapid urbanization and methods of financing residences.
