Sustainable conservation in urban cites-a model proposal for development: Adana Tepebag-Kayalibag location

Abstract: Aim: In the conservation-development works that are tried to be realized in the Urban Protected Areas; It is an up-to-date problem that studies on the basis of a single building, which are not integrated with the plan, cause irreversible problems in the area. In this study; The suggestion is to create a base for the Conservation-Development Projects in urban sites by seeking solutions to these problems with a model approach. Limitations of the Study: Study; Adana province is bordered by Seyhan district, Tepebağ and Kayalıbağ neighborhoods. Method: conceptual framework and Turkey before the Model proposal, examining samples of conservation projects in the world, the assessment will be made. In line with these examples and conceptual framework, a general scheme will be created for conservation studies and the model will be proposed. The model will be tested on the sample area we designate as Adana Tepebağ-Kayalıbağ region. Physical, socio-economic and administrative analyzes made in the region constitute the first stage of the scheme created within the scope of the model. Physical function analysis, floor number analysis, transportation condition analysis, floor ownership analysis, material and construction technique analysis, occupancy rate analysis will be done in the area. As socio-economic-administrative analysis, 300 field users will be surveyed and these surveys will be evaluated in the SPSS database. There will be face to face interviews with 40 experts in the field. In order to determine the increase in the value of the buildings in the area, the fair value analysis of the last decade will be made in the region. The data obtained from these physical, socio-economic and administrative analyzes will be evaluated by making Swot analysis. In line with the evaluations, 7 goals and targets for the study area will be determined within the scope of the model. An exemplary scenario setup will be created in line with these goals and objectives. Findings: Within the scope of the scenario; It is aimed to revive the original texture of the area and regain its former user. Accordingly, predictions will be made in the physical, socio-economic and administrative structure of the area. Conclusion: With the combination of these predictions, a successful Urban-Conservation development will be achieved in Adana Tepebağ-Kayalıbağ Urban Site.
