Abstract (EN)
Mortgaged backed housing finance system which has an essential place in housing finance systems, has been in use without securitization for a long time in Turkey. Nevertheless, mortgage system, which has opportunities of supplying cheaper and longer funds on abroad, has been just started in Turkey in 2007. In this thesis, it is firstly emphasized on housing finance systems and mortgaged backed housing system application, application differentiations and potential development of the system in a frame of European Countries. Then, it is focused on legal framework of mortgage system and system applications in Turkey. Finally, the existence of relation between house prices and mortgage loans has been investigated in statistical level and has been interpreted.
