Abstract (EN)

Shelter has always been one of the most important issues, throughout history, and it has become all the more so during recent changes in socio-cultural dynamics, such as population growth, rapid urbanization and immigration. New phenomena like globalization, digitalization and related socio-economic transitions have affected the urban space, and as a result, a new type of housing has emerged. In Eskişehir, since the beginning of the 2000's, especially in the Tepebaşı region along the 1st and 2nd İsmet İnönü Avenues, modern, exclusive residential housing projects, specifically built for the purpose of real estate investment, have been realized. These projects were conceived of as high-exclusive residential houses that offer residents special utilities such as professional facility management, access control systems, social areas, fitness and recreational facilities, parking lots, security services, etc. These apartment houses, which are mostly planned as 1+1 houses, are the focus of this master thesis. In the scope of this thesis, the plan type of these houses are examined according to two different categories. The first type explores the 4-5 story buildings on the 1nd, 2nd İsmet İnönü Avenue, in which the common entrance and ground floor are designed as commercial stores. The second type focuses on the 8-10 story buildings on the 1st İsmet İnönü Avenue, in which the entrances via a hallway and the ground floor are designed as workplaces. Within the framework of this thesis, firstly, the extensive literary research was conducted to define and outline housing and the history of housing. Secondly, the definition, history, and fundamentals of residential typology are examined with examples of residential projects from Turkey and abroad, while considering the symbolic value of 'house' in terms of exclusivity, lifestyle, prestige and as a real estate investment. Customized, individual new type of housing interiors will discuss examples of Eskisehir. Keywords: Residence House, House, History of House, Eskişehir, İnterior Design
