Maintenance planning and an application

In manufacturing or service firms, to produce any type of product, at least one kind of equipment is used. As a result of this usage, equipment can deteriorate in time. This deterioration raised the needs of maintenance function.In most firms maintenance is needed after the equipment?s failure which is opposite to maintenance philosophy, prevent or delay failure occurrence.In today?s competitive world, company?s still confuse maintenance with repair. Repair is performed after if any failure occurs, but maintenance including actions like cleaning, lubricating, controlling or inspecting aims to detect failures before happens.In this study, a hotel?s maintenance system is modeled by using markov chains. Optimal mean time between inspections is found to maximize system?s availability.
