Abstract (EN)
"Real estates" can be classified under five groups of; "Industrial real estate", "Commercial real estate", "Agricultural real estate", "Special real estate" ve "Residential real estate". This study aims to study; the topic of "Residential real estate" according to 'International valuation standards (IVS), resulting values for various valuation methods and the reasons for variations in resulting values. First of all, literature study have been undertaken so that various related definitions regarding valuations could be comprehensively told. Later, general methods used in valuation have been mentioned and comparison the resulting values of these methods have been compared with each other. After general information, field study by the author have been given. For better perception of the topic, residences in Bornova Evka 3 region are selected for real estate valuation. There is a huge gap between the current market values for mortgage of the residences in this region. Between the years 2004 to 2013 many reports were drawn up by the author and other real estate valuation experts in her affliated firm using differing valuation methods. According to these reports, the factors regarding the difference between the current market values is researched. In addition, hedonic price analysis of these factors and their effects on residences have been examined accordingly.
