A research on new generation urban transformation; Antalya Kepez –Santral Neighbourhood example

Within the scope of the thesis, 1.374.460,00 square meters of risky area in the property of Metropolitan Municipality covering Antalya Kepez - Santral neighbourhood was handled. Scientific researches have been made in order to solve the beneficiaries' problems that has existed for years such as; property issues, security, infrastructure and social reinforcement. These studies were carried out within the scope of the anti-squat law No. 775, Construction and anti-squat Law No 2981 and particularly the Law no. 6306, Transformation of Areas under Disaster Risk. Bilateral discussions and survey studies are being held in order to determine the socio-cultural structure of the project area, and identify the expectations of the propety owners. The suggestions and opinions of both neihborhoods' mukhtar are listened. The current state of the project area has been provided by the Metropolitan Municipality. The market research of the residential, office, retail store and hotel projects, which have similar target group and could be the competitor of the project in the project area and its vicinity, have been conducted. The best and most efficient usage basis, the SWOT analysis, the strengths and weaknesses of the project area, the opportunities and threats that could occur both inside and outside the area, were defined. With the urban design model projected in line with these works, the agreement process was realized with 98.68% of the 3265 beneficiaries. The most important factors of this very high rate of consensus as being the only example in Turkey have been investigated, and it has been intended to be a guide for similar studies to be carried out in this context.
