Taşınmaz geliştirmede değer kestirim analizleri ve İstanbul konut alanı örneğinde bir uygulama

Taşınmaz değerleme; bir taşınmazın, taşınmaz geliştirme projesinin ya da bir taşınmaza bağlı hak ve faydaların belli bir tarihteki olası değerinin, bağımsız, tarafsız ve objektif ölçütler çerçevesinde belirlenmesidir. Taşınmaz değerlemenin ilgi alanlarından biri de taşınmaz geliştirme projeleridir. Bu tezde, taşınmaz geliştirme proje çeşitlerinden biri olan konut geliştirme projeleri üzerinde uygulanabilecek bir risk analiz sistemi ve proje riskini oluşturan en önemli değişkenlerden biri olan birim satış değerinin bilgi yönetimi çerçevesinde belirlenmesine yönelik doğrusal çoklu regresyon modeli geliştirilmiştir.Risk analiz sistemine yönelik olarak, taşınmaz ve konut geliştirme sektörü incelenmiş, Türkiye'de şirketlerin konut geliştirme projeleri kapsamında gerçekleştirmiş olduğu yatırıma yönelik analizler araştırılmıştır. Konut geliştirme pazarında ulusal ve uluslararası durum incelemesi yapıldıktan sonra risk analizinin teorik yapısı oluşturulmuştur.Gayrimenkul yatırım ortaklıklarından elde edilen konut geliştirme proje verileri üzerinde risk analizi çalışmaları yapılmış ve bu analizler sonucunda konut geliştirme yatırımlarında en çok risk oluşturan değişkenler belirlenmiş, konut geliştirme projeleri gerçekleştiren şirketler için riski azaltan bir risk yönetim sisteminin oluşumu araştırılmıştır.Önemli değişkenlerden birisi olduğu görülen birim satış değerinin belirlenmesine yönelik olarak taşınmaz değerleme veri tabanı oluşturulmuş, ulusal bazda bu veritabanının küme değerlemesi ve otomatik değerleme sistemlerine altlık olması amaçlanmıştır. Sermaye Piyasası Kurulu'nca lisans verilmiş değerleme şirketlerinin hazırlamış olduğu değerleme raporlarındaki konut türü taşınmazlara ilişkin veriler, oluşturulan veri tabanına aktarılmıştır. Taşınmaz geliştirmenin kuramsal temelleri; arazi geliştirme

Yıllardan beri Türk insanı taşınmazlara yatırım yapmayı sosyal bir güvence aracı olarak görmekte ve bu alana taleplerini yoğunlaştırmaktadır. Sosyal güvence olarak görmelerinin bir çok nedeni vardır. Bu nedenlerden en önemlileri; sosyal güvenlik sistemlerindeki çarpıklıklar, şehirleşme hızının yüksek olmasına bağlı olarak taşınmazlara olan taleplerin artmasına karşın gerekli arzın olmaması, halkın taşınmazlara olan yatınım diğer yatırımlara göre daha karlı olarak değerlendirmesi ve bu yönde hareket etmesi, çoğu alanların rant aracı haline gelmesi ve bu ranttan faydalanma isteği, sahiplenme içgüdüsünün fazla olması vb. olarak sayılabilir. Taşınmazlara talebin yoğun olduğu ülkemizde karlı bir yatırım aracı olarak düşünülmesi gereken taşınmaz geliştirme işi, gerçek anlamda bilimsel ölçütlere, pazarlama ve fınans analizlerine dayalı olarak yapılmamaktadır. Bunun en önemli nedeni gelişmiş bir taşınmaz piyasası ve finans sektörünün olmaması, enflasyonun makul bir orana düşmesine karşın hala istikrarlı olmaması, güvenilir bir arsa ve arazi politikasının henüz oluşmuş olmaması ve refah seviyesinin düşüklüğü sayılabilir. Genelde, Türkiye'de, bir geliştirme işine karar verildikten sonra, geliştirme sürecinde yapılması gerekli olan pazar araştırmaları, fizibilite çalışmaları gibi çok önemli çalışmalar yapılmamakta ve bu çalışmaların yapılamamasından dolayı yeni geliştirilen taşınmazların pazarlanması aşamasında zorluklar yaşanabilmektedir. Bu çalışmada taşınmaz geliştirmenin kuramsal temelleri anlatılmakta; Türkiye'deki mevcut durum ve mevcut durumun eksiklikleri ortaya konulmaya çalışılmaktadır. Türkiye'de yapılan arazi geliştirmeye örnekler verilmiştir. Tezimde ele aldığım konu Türkiye'de yeni bir konu olduğundan yeterli kaynak bulunmamaktadır. Gerek araştırma gerekse hazırlama aşamasında benim için zorlu ve bir o kadar zevkli bir çalışma olduğu kanaatindeyim. Bu alanda yapılacak temel çalışmalar için bir "ilk adım" olarak kullanılabileceğini düşünüyorum. 2014 kadastrosu ve Türkiye yaklaşımı

On yıllık periyotlarda, geleneksel kadastral sistemler kendilerini yenilemek için reformlara ihtiyaç duymuşlardır. 20. yüzyılın sonlarındaki hızlı teknolojik gelişmeler, sosyal değişimler, küreselleşme, yeryüzünün doğal ve kültürel değerlerini yok eden bir sanayileşme, toprağa bakışı değiştirmiş ve yeni kadastro anlayışını ortaya koymuştur. FIG 7. komisyon tarafından ortaya konulan bu yeni anlayış, kadastronun sürdürülebilir kalkınma ve toprak yönetimini destekleyen, bilgi sistemi üzerine kurulmuş, taşınmaz piyasasının gelişim ve denetimini sağlayan, çevresel yönetimi destekleyen ve istatistiksel veri üreten bir yapıda olması gerektiğini öngörmüştür. Bu çalışmada, Kadastro 2014 adı verilen bu yeni kadastral sisteme ulaşmak için mevcut durumun tespit edilmesi, eksikliklerin belirlenmesi, yapılması gereken reformların tespiti, yasal düzenlemelerin belirlenmesi gibi konular incelenmiştir. Türkiye kadastrosunun mevcut durumu, eksiklikleri, yanlışları, kurumsal ihtiyaçları, öncelikle yapılması gereken reformlar ele alınmıştır. Kadastro 2014 ile Türkiye kadastrosu karşılaştırılmış ve bu yeni anlayışa göre Türkiye kadastrosunun yeri belirlenmeye çalışılmıştır. Mevcut sistemin eksik kaldığı konular ve öne çıktığı alanlar tespit edilerek, yeni düzenlemelerin hangi yönde yapılması gerektiği ortaya konulmaya çalışılmıştır. The relationship of eating awareness with body mass index in individuals going to A sports club

In this study, it was aimed to evaluate the relationship between mindfull eating and Body Mass Index (BMI) in participants who go to sports clubs. Data were collected from individuals between the ages of 18-45 who went to Istanbul Göztepe Academy Sports Club by face-to-face interview method. In addition to demographic information, data were obtained using the Mindfull Eating Questionnaire (MEQ)-30. 538 participants, 281 women and 257 men, participated in the study. When the MEQ-30 scores of the participants were examined according to gender, no significant difference was found between the genders in the total score, disinhibition, focus and awareness subscales. Emotional eating and interference were found to be lower in females, while eating control and eating discipline were lower in male participants. Disinhibition and emotional eating scores were found to increase with increasing age. When the MEQ-30 total scores of the participants are analyzed according to the BMI ranges, it is seen that the MEQ-30 results decrease as the BMI value increases. A weak negative correlation was found between MEQ-30 total scores and BMI values. While inhibition, focus, eating discipline, awareness and interference subscale scores were not affected by BMI, emotional eating problem was found to be higher in obese individuals compared to normal weight individuals.In our study, in which individuals who continue to do sports constitute the study population, a relationship was found between lower BMI and eating awareness.

Evaluation of staff working in the kitchen of corporation that provides collective nutrition service in i̇stanbul in terms of hygiene and sanitation

This thesis study was carried out in order to train educatorsand art in the institutions that provide Collective Nutrition Education (TBH) in İstanbul. The study consists of people registered with 134 personnel (headchef, cooker, asistantcooker, waiter, caterer, warehouseman, cashierandmanagementstaff) working in October 2020, March 2021. The work consists of mixed staff in the hospital kitchen, factory, plaza team. A total of 134 people were included in the study. Of the personel participating in the study, %47 are women and %53 are men. There search was carried out in a single phase. Socio-demographic characteristics of the personnel working in the catering kitchen (age, matritalstatus, gender, educationalstatus), their duties in the kitchen (headched, cooker, asistantcooker, waiter, dishwasher, ware houseman, cashier and management team), working hours in the Office and in theinstitution, in service A questionnaire consisting of 37 questionsand 3 sub-heading (food, personel and kitchen equipment hygiene). Hygiene perception scale was applied in order to determine the education status, who received the training, disease status, material sused to provide hygiene and hygiene levels. The results of this study were evaluated with the 5- point Likert method. There spondents were scored based on their answers to questions about hygiene. It is expected that he/she will get 14-70 points from the food hygiene department, 10-50 points from the kitchene quipment hygiene section, 13-65 points fromt he personel hygiene section, 37-185 points in total. The participants in the questionnaire received an average of 55,98±5,18 points from the food hygiene department, 36,99±3,50 points from the kitchen equipmen thygiene. The scores of married individuals in the "Food Hygiene" sub-dimension of the Hygiene Perception Scale were found to be statistically significantly higher than those of single subjects (p=0.026; p<0.05). A statistically significant difference was found between the scores of the personel in the "Food Hygiene" sub-dimension of the Hygiene Perception Scale according to their education level (p=0.049; p<0.05). The scores of the subjects with high school education in the scale sub-dimension were found to be significantly lower than those with a university education level (p=0.039; p<0.05). A statistically significant difference was found between the scores of the individuals on the Hygiene Perception Scale total according to their education level (p=0.019; p<0.05). The scores of the subjects with high school education in the scale sub-dimension were found to be significantly lower than those with a university education level (p=00.019; p<0.05). The scores of subjects who received in-service training in the Hygiene Perception Scale "Hygiene of Tools in the Kitchen" sub-dimension were found to be statistically significantly higher than those who did not receive training (p=00.009; p<0.01). The scores of the subjects who received training from a food hygiene instructor in the Hygiene Perception Scale " Hygiene of Tools in the Kitchen" sub-dimension were found to be statisticallt significantly higher than those who received training from other educators (p=0.014; p<0.05).

Investigation of the relationship between intutitive eating and eating attitude in people WHO have regular nutrition counseling and who have not

This study was carried out in order to evaluate the relationship between intuitive eating and eating attitudes and to compare them with groups that do not/diet. The study was conducted with 100 adult volunteers who were randomly selected. Forms created for this study in order to collect data; Intuitive Eating Scale, Eating Attitude Scale and a questionnaire including the socio-demographic characteristics of the participants were used. In the study, it was determined that there was a strong relationship between emotional eating and all subscales of the Intuitive Eating Scale (p<0.05). In addition, the body mass index, weight and height data obtained from the participants; It was concluded that the intuitive eating scale had a significantly negative relationship with all subscales. However, all subscales of the intuitive eating scale; It was also found that there is a relationship between education level, dieting status and having a medical disorder. Considering the results of the study, it is understood that having an intuitive eating and eating attitude awareness is effective in creating a healthy lifestyle. For this reason, it is necessary to develop new strategies by providing more training in this area.

Investigation of the effect of nutrition knowledge level on the habit of reading food labels in female individuals

This study was conducted to examine the effect of nutritional knowledge level of female individuals living in Istanbul between 01.02.2022 and 01.04.2022 on the habit of reading food labels. The study was conducted out with randomly selected 430 women between the ages of 19-64 who food shoping to home. Data Collection Information Form, which includes sociodemographic information, Nutrition Knowledge Level (YETBİD) Scale, which consists of the subtitles Elementary Nutrition and Food-Health Relationship and Food Preference, and Nutrition Label Reading Attitude Scale were applied to participants. A statistically significant correlation was found between the scores of the subjects in the YETBİD scale Elementary Nutrition and Nutrition-Health Knowledge and age (p=0,015; p<0,05). The scores of individuals under the age of 25 were found to be significantly higher. A significant correlation was found between the total score obtained from the Nutrition Label Reading Attitude Scale and those aged 55 and over. A statistically significant difference was found between the scores of the subjects from the YETBİD scale and their educational status (p=0.001; p<0.01). According to the results; The scores of the cases with postgraduate education were found to be significantly higher. (p=0,001; p=0,021; p<0,05). According to the scores obtained from the YETBİD scale, the scores of health workers were found to be significantly higher than those from other occupational groups. (p=0.017; p<0.05). It was determined that people who received healthy nutrition education scored significantly higher between the food preference sub-dimension and the Nutrition Label Reading Attitude Scale. A positive correlation was found between the scores of the subjects from the sub-dimension of the YETBİD scale and the total score of the Nutrition Label Reading Attitude Scale. (r=0,140; p=0,004; p<0,01) r=0,137; p=0,004; p<0,01). In the light of the results of the study, it is thought that it would be beneficial to organize trainings and seminars on elementary nutrition, food preferences and food labels in order to create a healthy and conscious society. Investigation and comparison of hedonic hunger status of type 1 diabetes and non-diabetic adult individuals

This study was planned to examine and compare the relationship between hedonic hunger status and the Food Craving Questionnaire, Visual Analog Scale, Coopersmith Self-Esteem Inventory, and Palatable Eating Motives Scale in adults who were diagnosed with type 1 diabetes and those who were not diagnosed with diabetes. 225 (74.5%) female and 77 (25.5%) male volunteers between the ages of 18-64 who applied to the Turkish Diabetes Foundation in Istanbul between October 2021 and January 2022, were diagnosed with type 1 diabetes and were not diagnosed with diabetes included. Participants consisted of 72 adults with type 1 diabetes and 102 without diabetes with a mean age of 18-28 years, 48 adults with type 1 diabetes and 25 with a mean age of 29-39, and 26 adults with type 1 diabetes and 25 non-diabetic adults, with a mean age of 40-64 years. In order to determine the personal characteristics and nutritional habits of individuals, a questionnaire consisting of 28 questions in total, Power of Food Scale (PFS), Food Craving Questionnaire (FCQ), Visual Analog Scale (VAS), Coopersmith Self-Esteem Inventory (CSEI) and Palatable Eating Motives Scale (PEMS) were used to collect data. A PFS total score of 2.5 and above, a FCQ total score approaching 234 points increase hedonic hunger, VAS total score approaching 10 points interest in foods such as chocolate, chips, french fries, fast food and pastries, CSEI total score approaching 100 points increasing self-esteem respect, and PEMS total score approaching 5 points indicates the frequency of consumption of delicious foods for non- metabolic reasons. The mean total scores of PFS, FCQ, VAS, CSEI, and PEMS of type 1 diabetics were found to be 2.790.83, 164.7847.72, 5.181.47, 38.833.14, and 1.970.57, respectively. In those without diabetes, the mean total scores of PFS, FCQ, VAS, CSEI, and PEMS were found to be 2.810.89, 165.7445.24, 5.571.54, 38.803.54, and 2.140.70, respectively. There was no significant difference between the scores of individuals who were diagnosed with type 1 diabetes and those who were not diagnosed with diabetes. Individual differences such as gender and age and factors such as the types of foods for which excessive nutrient demand, the presence of excessive food cravings, self-esteem, and motivation to consume these foods affect the hedonic hunger status of individuals. Determining the factors that cause hedonic hunger will contribute to more accurate guidance in the nutrition programs to be planned for individuals, improving the nutritional habits of individuals, keeping blood sugars at optimal levels in diabetics, and increasing the success of preventing and delaying diabetes-related complications. Investigation of mindful eating on healthy nutrition and body mass index in women aged 18-65 years who applied to a private clinic in levent.

Nowadays, many weight loss methods have developed in addition to the classic calorie-restrictive diets. Classical weight loss methods are not always very effective in terms of permanent weight loss. Obesity is a serious health problem that continues to increase and brings many chronic diseases along with it. The relationship between eating behavior and weight gain and obesity has been investigated for a long time. Calorie-restrictive treatments used in the therapy of obesity cannot be sustainable in the long term. Therefore, different interventions are needed in addition to calorie-restrictive practices. Mindfulness is currently being discussed as a permanent and effective weight loss method. Research on the use of mindfulness in addition to traditional calorie-restricting weight loss procedures is showing positive results. Mindfulness is defined as "awareness that arises in the present moment, non-judgmentally, by paying attention". When "Mindfulness" is reflected in eating behaviors, it is defined as "Eating with Consciousness or "Mindful Eating". Although mindfulness practices are used for many health conditions, it plays an important role in eating disorders and weight management, especially by providing portion control within the scope of mindful eating. In this cross-sectional study, it is objected to interpret the correlation between mindful eating behavior, healthy eating habits and body mass index (BMI). This research was conducted among female individuals between the ages of 18-65 who applied to a private clinic in Levent. One hundred ninety woman have participated in the study. (51.6% (n=98) 18-30 years old, 12.6% (n=24) 31-40 years old, 18.9% (n=36) 41-50 years old and 16.8% (n=32) 51-65 years old). An online questionnaire (which includes Attitude Scale for Healthy Nutrition (ASHN), Mindful Eating Questionnaire (MEQ) and Sociodemographic data form) was applied to compare the healthy nutritional habits and the mindful eating patterns of the individuals participating in the study and to determine sociodemographic information such as age, weight, height, education level, income status. According to the data obtained from the study, there was a statistically significant negative correlation between BMI and total mindful eating scores (p<0.05). A statistically significant moderate correlation was found between the total score of the Attitude Scale for Healthy Nutrition (ASHN) and the total score of Mindful Eating Questionnaire (MEQ) (Mindful Eating Questionnaire scores increase as the Healthy Eating Attitude Scale score increases) (r=0.381; p=0.001; p<0, 01).

Investigation of acceptability of cultured meat in university student

This study was conducted to investigatate the consumer acceptance and willingness to pay of cultured meat among students in Turkey. The sample of the research consists of 371 university student who voluntarily agreed to answer questionnaire and demographic information form. The survey questions were obtained by compiling questions from other studies on the acceptability of cultured meat. While evaluating the findings of the study, SPSS (Statistical Package for the Social Sciences) version 25.0 program was used for statistical analysis. According to the findings obtained, most of the participants were female, has omnivore dietary habbits. In this study, there was no statistically significant differences between the survey mean score of the students and gender, dietary choices of the students (p>0.05). According to the occupational group, there was a statistically significant difference in the mean scores of the consuming culture meat section (p=0.002). The result of the bonferroni correction test, students who received business and economics education much more intended to consume and purchase cultured meat. In addition, statistically significant difference between the mean score of the all factor in the survey of the students and education type of the students was found in this study. Student who has two years education time were higher total score of the survey than students who has four years of education time in the university (p<0.05). Also it is found that negative correlation between the age of the participants and their Factor 2 (being an alternative of industrial meat) section points (r=-109, p=0.036), Factor 3(consume and purchase cultured meat) section points (r=-0.121, p=0.019). In conclusion, there were statistically significant results between variables (the type of education, groups of education, age of students) and their opinions about cultured meat. In general university students in Hakkari University, has negative perspective on aspect of health, being and alternative, consuming of cultured meat.

Evaluation of the relationship between eating attitudes and sustainable nutrition in female clients applying to a private diet clinic

In order to increase awareness about sustainable nutrition, to develop policies on this issue and to contribute to the literature, this study aimed to evaluate the "eating attitude behaviors of female individuals and the adaptation to the Mediterranean diet, which is a sustainable nutrition model. An online questionnaire, which includes questions about socio-demographic characteristics, anthropometric measurements and nutritional habits, was applied to the individuals participating in the research. The test was applied to measure the sustainable nutrition knowledge level of individuals, the Mediterranean Diet Adaptation Scale (MEDAS) consisting of 14 questions to measure Mediterranean diet compliance, and the Eating Attitude Test-26 to determine the eating behaviors of individuals. In this study, 1.8% of female individuals were underweight, 27.9% were normal, 38.1% were overweight, 14.6% were grade 1 obese, 4.3% were grade 2 obese and 3.2% were grade 3 obese. The Eating Attitude Test-26 (EAT-26) was used to screen for the risk of eating disorders. In this study, low-level positive correlations were found between individuals' eating attitudes and BMI and bulimia and eating preoccupation variables, and low-level negative correlations between BMI and control variables. When the scores they got from the Mediterranean diet adaptation scale, bulimia and preoccupation with eating, and the sub-dimension of controlling eating were evaluated according to the groups whether they received sustainable nutrition education or not, no significant difference was found between the groups (p>.05). When the scores they got from the Eating Attitude Scale (t(504)=2.16, p<0.05) and the Dieting subscale (t(504)=2.31, p<0.05) were evaluated according to the groups whether they received sustainable nutrition education or not, a significant difference was found between the groups. It is necessary to carry out more research to increase the knowledge and awareness of sustainable nutrition in the society and to provide sustainable nutrition education to individuals.

The effect of meal frequency, sleep duration and sleep quality on Body Mass Index

The aim of the present study was to investigate the effect of meal frequency, sleep duration and sleep quality on body mass index and the effect of meal frequency, physical activity, sleep duration and sleep quality on constipation. The present study was conducted on 299 non-pregnant and non-breastfeeding individuals, of whom 82.6% (n=247) were female and 17.4% (n=52) were male and had not followed a diet in the previous 6 months. Data from the forms were collected between January and May 2023 and the age range of the individuals was between 18 and 65 years. Dietary habits, personal characteristics, constipation scale, Sleep Quality Index, insomnia severity of the individuals were questioned with a questionnaire created through Google Form. Constipation severity was assessed using the Constipation Severity Scale, insomnia severity using the Insomnia Severity Index (ISI), and sleep quality using the Pittsburg Sleep Quality Index (PSQI). Forms were collected between January and May 2023. NCSS (Number Cruncher Statistical System) 2020 Statistical Software (NCSS, LLC, Kaysville, Utah, USA) was used for statistical analysis in the evaluation of the results obtained in the study. Subjects ranged in weight from 40 to 167 kg, with a mean weight of 67.15±14.94 kg. The height of the participants ranged from 145 to 190 cm, with a mean height of 166.34±8.21 cm. Participants' BMI ranged from 16 to 61 kg/m2, with a mean of 24.20±4.72 kg/m2. 32.6% (n=97) of the participants engaged in regular physical activity. While 42.6% (n=127) of the participants ate 1-2 main meals, 53.7% (n=160) ate 2-3 main meals and 3.7% (n=11) ate more than 3 main meals per day. Of the subjects, 76.9% (n=230) skipped meals. Participants' total scores on the Constipation Severity Scale (CSS) ranged from 0 to 65 points, with a mean score of 18.46±14.26. Participants' Insomnia Severity Index (ISI) scores ranged from 0 to 20 points, with a mean score of 6.05±4.68. Pittsburgh Sleep Quality Index (PSQI) scores ranged from 7 to 22 points, with a mean score of 12.38±2.74. There was a statistically significant positive correlation between the Insomnia Severity Index scores and the Pittsburg Sleep Quality Index scores (r=0.618; p=0.001; p<0.01). There was a statistically significant weak positive correlation between participants' total score on the Constipation Severity Scale and their score on the Sleep Latency subscale of the Pittsburg Sleep Quality Index (r=0.229; p=0.001; p<0.01). There was a statistically significant weak positive correlation between participants' total score on the Constipation Severity Scale and their score on the Sleep Latency subscale of the Pittsburg Sleep Quality Index (r=0.229; p=0.001; p<0.01). A statistically significant difference was found between the scores obtained from the "Subjective Sleep Quality" sub-dimension of the Pittsburg Sleep Quality Index according to the meal frequency of the study participants (p=0.005; p<0.01). A statistically significant difference was found between the scores obtained from the Daytime Dysfunction subscale of the Pittsburg Sleep Quality Index according to BMI groups (p=0.018; p<0.05). There was no statistically significant difference between the Insomnia Severity Index scores according to BMI groups (p>0.05). There was no statistically significant difference between the participants' meal frequency, skipping meals, regular consumption of probiotic foods, knowledge of the importance of fibre, and the type of bread they eat most often according to BMI groups (p>0.05). According to alcohol consumption, the participants' scores on the sub-dimensions of the Pittsburgh Sleep Quality Index and the total scale did not show a statistically significant difference (p>0.05). Scores on the total Constipation Severity Scale were statistically significantly lower in those who engaged in regular physical activity (p=0.002; p<0.01). According to meal skipping status, participants' scores on the Constipation Severity Scale sub-dimensions and total scale did not show a statistically significant difference (p>0.05). According to working styles, the participants' scores from the Constipation Severity Scale sub-dimensions of "Bowel Laziness" and "Fecal Obstruction" and the total scale did not show a statistically significant difference (p>0.05).
