Development of the strip value model in the exhibition process of the General Directorate of Highways

Transportation networks; maritime, road, railroad and passenger diversify, especially by using the opportunities it uses to save costs and costs, it shows continuous development and growth. The most actively used transportation network is the highway, and the road works are carried out by the General Directorate of Highways (KGM), which is affiliated to the Ministry of Transport and Infrastructure. The most important problem experienced in highway projects is the acquisition of real estate. The way to solve this problem is to expropriate. State and citizen voices obtained from net deletion of values during valuation in expropriation cause speech disruption. In order to reduce these disruptions, it should be recommended by everyone to examine the value estimates with modern valuation methods. The aim of this study is to evaluate the expropriation value of all lands within the expropriation boundaries of the 12.5 km route and approximately 40 m regions of the Narlı - Pazarcık Ring Road, located within the borders of Pazarcık district of Kahramanmaraş province, by using modern methods collectively. Parameters related to the dimensions of the land, land qualified as a plot, land and the constructed land in the section to be determined on the project route were determined and the dimensions of the comparable parcels were collected. Buckley and Chang's Fuzzy AHP was applied from the motive driven Multiple Regression Analysis and detection logic-multi-criteria decision analysis. Asset models were produced as estimation of the precedent parcels and value estimates were made for the expropriation parcels within the expropriation boundary. Evaluate performance analyzes for peer and expropriation plots in the study. In the Buckley model for expropriation parcels, The Mean Absolute Error (MAE), The Mean Absolute Percentage Error (MAPE), The Root Mean Square Error (RMSE) are 0.027, 0.030, 0.076, respectively; Chang model was also established as 0,027, 0,030, 0,077. It has been observed that Buckley and Chang model is better than Multiple Regression.
