Analysis of factors affecting residential real estate values with spatial econometrics: ankara province example

Real estate is a concept that is related to many socio-economic variables and plays a leading role in people's lives due to these relations, and is an interactive concept with life in almost every aspect, as a concept far beyond the need for shelter. There are very few concepts with such a complex structure in the daily life of human beings. Although there are many studies on the concept of real estate that deal with the subject from almost every aspect, the most interesting among them are the ones related to price. In the Turkish economy, people spend years in order to acquire a residential real estate, which is the subtitle of this real estate concept. For this reason, the issue should be seen as very important. This study was carried out in order to determine the variables that determine the price of residential independent sections, which are both social and economic elements. The study tries to determine the variables related to spatial econometric methods. For this purpose, two different models were used. By means of the models used, besides determining the spatial effects, appropriate model selection will be possible. In the study, sales-mortgage data in 2019 in Çankaya, Keçiören, Mamak and Yenimahalle districts of Ankara province were used. The results of the study are that the variables affecting the price of each district are different. In addition to these findings, the finding of spatial dependence in districts was also reached. An unplanned finding obtained from the study is that the real estate declaration value completely changes the structure of the model.
