Abstract (EN)

This study aimed to utilise Hedonic Pricing and Contingent Valuation methods to investigate the impacts of active green areas (neighbourhood parks, playgrounds and sports fields) on housing prices in Mersin-Yenişehir urban area. Regression analysis within the frame of Hedonic Pricing method was shown a positive relationship between housing prices and green spaces, view, location, social facilities of their neighbourhood. Contingent Valuation resulted that if the size of district park, playground and sports facilities reach to legal values described for per person, will provide social benefit 3.3, 4.6 and 3.8 times more than the construction cost, respectively. Distance between residential areas and green spaces relatively more effective for urban park, district park, playground and sports ground than picnic areas and woodlands. Results of Hedonic Pricing and Contingent Valuation methods were shown a strong correlation with linear statistical models including regression and correlation analysis. Contingent Valuation based on the trend of willingness to pay of individuals indicated that social benefits derived from the improvement of environmental facilities can be reflected to the housing prices through real estate tax by the local authorities.
