The effects of the Covid-19 pandemic on the real estate market in Turkey: A bibliometric analysis

It is a matter of curiosity whether the Covid-19 global epidemic affects the health systems of countries, as well as whether it has an impact on the real estate markets. For this purpose, the effect of Covid-19 on the real estate market is examined with analytical analysis and bibliometric analysis methods in this study. In the sample used in the analytical analysis method, the effects of the Covid-19 epidemic on the real estate market in Turkey were evaluated by using the data on the housing sales market published by TUIK. In the bibliometric analysis method, academic studies on the real estate market in Turkey were examined. Key words such as real estate, and residence were used in the data set created for bibliometric analysis. When it comes to search criteria, no field, journal or author restrictions were applied. All the articles about real estate that can be accessed in the current literature have been evaluated within the scope of this study. According to the analytical analysis method applied within the scope of the study, it was concluded that the Covid-19 epidemic reduced the number of house sales in Turkey. Similarly, the data obtained from the bibliometric analysis shows that the Covid-19 epidemic is effective on the real estate market in Turkey. When the article studies were examined on the basis of keywords related to Covid-19, it was observed that the rate of use of the keywords such as risk, crisis and inflation was higher between the years of 2019-2022 compared to the years of 2001-2018. In conclusion, it can be concluded that the Covid-19 pandemic has created an economic crisis on the real estate sector in Turkey.
