Legal process of urban regeneration

Urban regeneration needs a broad definition as a concept. With the regeneration of an area or a building, the regeneration of the environment in which it is located is also achieved. For this reason, there is not only a physical regeneration but also an economic, social and cultural regeneration. In this case, first of all, it should be determined what is intended by the regeneration, and then the basic principles that must be followed during the regeneration process should be taken into consideration. Within the scope of this thesis, in the first chapter, the purposes for which urban regeneration can be carried out are examined and the principles to be followed in achieving these purposes are stated. Then, the methods by which urban regeneration can be carried out according to need are explained. What is the legal legislation that the administration or citizen who will carry out the implementation must comply with from the beginning of the process; What are the rights and obligations under this legislation; It was examined which administrative units were authorized in the urban regeneration process. The determination of urban regeneration practices and the evaluation of the discretionary areas granted to the administration are made and in the last section, how the administrative and legal process will be carried out is explained. Here, the regeneration process to be applied in the reserve structure area, risky area and risky structures are discussed separately and the legal nature of the decisions to be taken and the transactions to be carried out in these processes are tried to be explained.
