Abstract (EN)
In the third section of the Zoning Law No. 3194 titled "Principles of Land and Plot Regulations", the transactions of subdivision and unification (referred to as "unification" in Law No. 3194) are regulated. Since the transactions of subdivision and unification are zoning practices, they are directly related to the right of ownership. In the first section of this thesis, after briefly touching on the zoning law and land and plot regulations, the administrative transaction nature of the subdivision and unification, which constitute the subject of the thesis, and the issues to be considered in the establishment of the said transactions in accordance with the provisions of the relevant laws and regulations, are examined together with the court decisions. In the second section of the thesis, the procedures to be considered in the initial examination issues regulated in the Administrative Procedure Law No. 2577 in case of a legal action against the transactions of subdivision and unification are explained.
