Abstract (EN)
The "terrorist or supporter of terror" point of view of Arab Countries which has been spreading within the United States of America after the attacks on twin towers in 2001, has pushed the Arab investors to seek different investment areas. The fact that the Justice and Development Party (Adalet ve Kalkınma Partisi - Ak Parti) led by Recep Tayyip Erdoğan who has a moderate Islamic Policy, won the elections in 2002 and became the ruling party and the fact that Turkey is seen as a model country for Arab Countries after the Arab Spring, turned the attention of investment groups in Arabian and Gulf countries to Turkey. Due to being a Muslim Country, its young population, respect shown for the privacy of right of property, domestic and foreign policies prepared by Ak Parti for attracting the Arab capital into Turkey; especially after 2010, Arab investors have started to make significant investments in Turkey, which has grown and entered among the strong economies of the world since 2002. Real estate sector is the leading sector for these investments. Real estate investments from Arabs which have been constantly increasing from 2010 to 2015, has started to show a declining trend in 2016. International economic crisis, decrease in the oil barrel prices which constitutes the lifeblood of Arab economic world, increase in housing prices in Turkey, again irregularities in sales in housing in Turkey and failure of construction companies to fulfill their commitments, the coup attempt that occurred in 2016 in Turkey and the recent economic crisis in Turkey can be shown as the reasons for such decline. It is evident that the investments from the Arab world are making a positive contribution to Turkish economy and especially keeping the real estate sector alive. The decline in these investments may cause a negative effect on Turkish economy and may cause an economic contraction in real estate sector.
