Iinvestigation of Batman office buildings in urban development process

Office buildings are the spaces where people spend a significant part of their lives. The locations of these spaces within the city are not random and are affected by various factors. In this thesis study, the location selection decisions of office buildings in the city center of Batman province in the urban development process, their positioning in line with these decisions, spatial change at the building scale and planning/implementation approach are examined. The limited research in the literature on this subject reveals the originality of the study. Within the scope of the study, information based on literature on office buildings and Batman province is provided. 12 office buildings located in the central district of Batman province were determined as the study area and data were obtained through on-site observations and examinations. In this study, information about the buildings was obtained from the relevant institutions and organizations. Identity information was created about the identified office buildings and their place within the city parts developing parallel to the zoning planning studies was examined. The theoretical framework on which the study is based is the development of office buildings and the urban development process of Batman province according to the zoning studies. Therefore, information based on literature was provided at the beginning of the study for a more detailed understanding of the subject. In the findings section of the study, detailed information about the 12 office buildings identified was provided and evaluated with urban findings. As a result, zoning planning studies affected the urban location, block/parcel layout, and relationship with neighboring units of office buildings located within commercial areas on a macro scale. It is seen that socio-economic and technological developments that emerged in different periods also affected the plan, facade, mass designs, construction method and material selection of office buildings on a building scale. The striking part in this interaction is the location selection decisions. It is seen that office buildings generally developed as buildings concentrated around public institutions in the city. For this reason, it was determined that structures with different functions were transformed together with the buildings constructed as offices. It was observed that the number of floors and the carrier system changed with the development of construction technologies and modern material types were used. On the other hand, it is seen that there was a transition from atrium planning to floor hall independent building layout, but it is seen that all of these buildings constructed since 2000 have a cell type planning approach even if their areas are not the same.
