Abstract (EN)
This study aims to evaluate the Rize Tea Bazaar (Çay Çarşısı) within the framework of ecological and holistic planning principles, analyzing its structural, vegetative, functional, and environmental components through a multidimensional approach. Qualitative data collection methods were utilized during the research process, combining literature review with on-site observations to assess the area's landscape elements, spatial organization, accessibility, planting design, and environmental sustainability potential. The analysis revealed that the Tea Bazaar holds strong aesthetic value and incorporates references to local architecture and cultural identity. However, issues such as lack of permeable surfaces, limited green space, insufficient stormwater management, inadequate social accessibility, and a planting structure that does not support biodiversity were found to limit its environmental and social sustainability. Moreover, the area lacks integration of renewable energy systems and nature-based infrastructure solutions. In the recommendations section, strategies are proposed to support the development of sustainable and inclusive public spaces. These include utilizing the opportunities offered by AI-assisted planning, such as automatic site analysis, planting design modeling, energy-water management optimization, user flow tracking, and artistic element suggestions. The proposals developed specifically for the Rize Tea Bazaar serve as a model approach for designing nature-compatible, aesthetic, functional, and user-friendly spaces. In conclusion, the study emphasizes the need for restructuring the Tea Bazaar in accordance with environmental and technological sustainability principles, while preserving its cultural and spatial values. It presents a next-generation planning perspective that integrates local identity with environmental responsibility through data-driven, nature-based, and participatory approaches.
